Modern Building Systems takes first place for Greatest Renovation at World of Modular!

We are excited to announce that Modern Building Systems was recognized by the Modular Building Institute for Greatest Renovation. Modern humbly accepted the first place  Awards of Distinction at the  2018 World of Modular Convention & Tradeshow this past week!

About the Builiding

The original 24’x64’ building was built by Modern in 1996 to serve as daycare facility for the Northwest Regional Educational Service District in Forest Grove, OR. In 2016 the building was no longer needed and donated to the local Habitat for Humanity chapter. Modern’s donation to Habitat for Humanity also include of purchasing and removing the building at no cost to the ESD.  It then was transformed into a beautiful new renovated daycare facility for Family Nurturing Center to expand services as a satellite campus in Phoenix, OR. The building is now home to their no cost daycare services for 28 children and families.







The newly renovated daycare space is comprised of two classrooms, men’s and women’s restrooms, an office space, and kitchen. Modern worked with Family Nurturing Center board member and architect, Brian Westerhout to redesign the building to fit the needs and desires of the daycare. Additional walls were installed near the restroom and hallway area between the classrooms was widen to allow for greater accessibility. Old windows were replaced by large 8/0 x 6/0 premium vinyl windows to bring in more sunlight into the room. While the upgrades of marmoleum flooring and casework adds additional visual appeal throughout the building. The new exterior features include:  bright custom colors of fiber cement siding and trims. Roofing and welded hollow metal doors were upgraded as well.








The Family Nurturing Center is a nonprofit that is part of Oregon’s innovative and comprehensive response to support children and families in crisis and therefore operates on razor thin budgets. Modern, along with local contractors, gave discounts and donations to help make the project a reality. Repurposing and renovating the previously used building not only saved thousands of dollars as well, but also resulted in less demand to landfills and the utilization of new materials. Once again, our Smart Choice method succeeded in meeting our client’s specifications, budgetary restrictions, and quality standard.

NAWIC’s Construction Careers Day

May 12th, 2016

Several of Modern’s staffers joined local construction companies this week in an event hosted by the National Association of Women in Construction‘s Salem chapter. NAWIC’s Construction Careers Day gives students exposure to the variety of careers available in the construction and trades industries. Students run large equipment, ask tradespeople their questions and experience first-hand many of the interactive exhibits, including building brick walls and creating basic electrical circuits.

Modern’s staff loved playing Jenga with students while discussing what gives a construction career a solid base.  Students asked insightful questions about how off-site construction differs from site-built construction processes. We believe strongly in investing in the next generation of tradesmen & women!

Spokane Rock – from dream to reality

Spokane Rock Products provides concrete, rock, and sand to a wide array of commercial and residential clients in Eastern Washington.  They had just sold a portion of their company, and needed a new corporate office building that would be ready to move into within 6 months.  The new owner was moving into their old building, thus Spokane Rock had to vacate their former office, there was no option of staying if the project ran into delays.  After contacting Modern Building Systems on December 18, 2014 via an email inquiry, our sales staff got to work.


The first few telephone calls and emails helped establish the size of building and number of offices they would need, along with a rough target budget.  Over the next few weeks, Modern prepared a series of preliminary sketches for the client to review and comment on.   The client settled on a final layout featuring a waiting room that was added to the end of the main building, providing the extra room they needed while creating an attractive, contemporary roof and porch entryway.   Pricing, final changes, and signing the contract took another week or two, with the client approving on February 5, 2015.

The next few months entailed visits to the clients’ site to assist in finalizing their site-plan, which confirmed the building’s location.  Because the client was responsible for all site-work and permits, there were weekly emails and telephone calls to the client, helping meet our agreed upon scheduling.  The building plans were approved by the State on May 11, 2015, with the modules shipping on June 16th and 17th.  Two installation crews worked to crane the building onto the foundation, complete the roof, and help achieve substantial completion and client move-in on June 30th, 2015.

The final building pictures reveal a contemporary, rustic building design, which showcased stacked stone wainscoting, commercial store-front windows, and an attractive front entry porch.  The customer was able to achieve their goals of building a cost-effective, attractive, new headquarters building, within their time deadline, and not interrupt their continuously running gravel pit operations.

Dynamic space when you need it : ShoEi Foods

We LOVE a happy customer!


ShoEi Foods of Olivehurst, CA farms nearly 1,000 acres of prunes and walnuts, as well as operating a processing plant there.  Cutting edge technology and high standards for quality control are hallmark of ShoEi’s foodstuffs.  Processing nuts and seeds, drying prunes and creating quality products quickly – ShoEi Foods needed expanded office space. And they needed it now.

Greyhound Station – MBI’s Building-of-the-Month

July 10th, 2015


Modular Building Institute honored us by recognizing the Greyhound Station in Seattle, WA as their July Building-of-the-Month.

The tight construction quarters, a previously unusable urban infill site underneath existing freeway overpasses, made modular a perfect fit for this project. MBI member Modern Building Systems used this opportunity to create a durable and modern bus terminal.”

Fun Friday : Lego high school

We are loving this Lego model created by a fifth grader at Abiqua Academy in Salem, OR. There are great details captured in the detailed minature. (The t-rex fossil at the front entrance is one of our favorites.) The close educational community of Abiqua Academy has a passion and enthusiasm for this project that absolutely radiates through.

But there’s another reason this model is near and dear to our heart. Sometimes we describe building modular as “building with grown up Legos”. And what could be more appropriate? Modular doesn’t mean being forced into use of only boxes. Modular building means only that off-site fabrication is involved in the planning & realization of a vision.

Modular construction is a type of construction – not a limitation and not an architectural style. Off-site fabrication can be coupled with any other building style – like this recent project for the Shingle Springs Band of Miwok Indians that combines modular with a metal framed gymnasium (another form of off-site construction!) and a timbered roof overbuild completed at site. Or how about these gorgeous, exposed industrial supports and huge windows at Fife Library?

Like Legos, the only limit to modular construction is your imagination!
